PROPERTY MANAGER

DUTIES AND RESPONSIBILITIES

Conduct tenant screening and selection, including background checks and verifying references.
Prepare and oversee lease agreements, ensuring compliance with property policies and regulations.
Handle tenant inquiries, complaints, and resolve issues promptly.
Manage tenant move-ins and move-outs, including inspections and deposit settlements.
Collect monthly rent and track payments to ensure timely deposits.
Address late payments, issue reminders, and enforce lease terms where necessary.
Prepare financial reports detailing rental income and expenses.
Coordinate routine maintenance and emergency repairs for apartments.
Conduct regular property inspections to ensure upkeep and identify necessary repairs.
Liaise with contractors and service providers for efficient resolution of maintenance issues.
Maintain detailed records of maintenance schedules and costs.
Ensure compliance with local laws, building codes, and property regulations.
Prepare and submit documentation required by government authorities, including property taxes and permits.
Implement and enforce safety protocols across properties.
Maintain organized records for leases, payments, and correspondence with tenants.
Develop and implement strategies to minimize vacancies and maximize rental income.
Prepare annual budgets and track operational expenses.

KEY REQUIREMENT SKILLS AND QUALIFICATION

Diploma in a Business-related field or equivalent
2-3 years of proven experience as a Property Manager or Supervisor in a similar setting.
Strong organizational and time-management abilities.
Excellent interpersonal and communication skills.
Problem-solving skills to resolve tenant and maintenance issues effectively.
Proficiency in property management software is an added advantage.
